Kaabsan Real Estate has officially launched Masalaha Luxury Apartments, a new residential development in Hargeisa comprising 80 units across three blocks – the most significant apartment project the company has announced to date, and one of the largest purpose-built apartment developments in Somaliland.
The launch was unveiled at a dedicated event in Hargeisa attended by guests, prospective buyers and stakeholders.

The development sits around 200 metres from the Serene Sarovar Premiere, which opened in August 2025 as Somaliland’s first internationally branded five-star hotel. The proximity is not incidental. Masalaha has steadily become Hargeisa’s most recognisable address for large-scale, quality development, and the arrival of an internationally managed hotel has done what anchor developments typically do – signal to investors and developers that the area has momentum.
Kaabsan’s track record
Kaabsan Real Estate is one of Somaliland’s most established property developers and is part of the Telesom Group, one of the largest corporate entities in the country. The company’s existing portfolio includes Rugsan Gardens and Aragsan Village – a combined 134 luxury townhouses in gated communities that have become a reference point for quality residential development in Hargeisa. That track record matters. Off-plan purchases in any market require a degree of trust in the developer, and Kaabsan has delivered before.
The announcement of Darasalaam Bank (DSB) as the financing partner adds another layer of institutional credibility. DSB is a Hargeisa-based, Sharia-compliant bank that has operated for 15 years. For buyers who have the income but not the full purchase price in cash, access to structured property financing from a local institution materially changes the calculation.
Who is this for?
The pricing — approximately US$70,000 for the smallest 2-bedroom unit — positions Masalaha Luxury Apartments at the upper end of the Hargeisa market, but not out of reach for several buyer profiles.
For the diaspora buyer, the entry price is comparable to a deposit on a modest flat in a European or North American city, with the potential for rental income and long-term appreciation in a market where quality supply remains limited. A fully managed apartment complex with security, parking and a gym has obvious appeal over the maintenance demands of a standalone villa.
For the local professional or business owner, this is a different product category from anything that has previously existed in Hargeisa – a purpose-built, multi-unit residential block with shared amenities, in a location that now sits alongside one of the city’s most prominent hospitality developments.
For the buy-to-let investor, the logic is straightforward: international visitors, consultants and NGO staff travelling to Hargeisa typically need short-term furnished accommodation of a standard that the city’s traditional guesthouse stock cannot provide. A well-located, managed apartment in Masalaha could fill that gap.
The bigger picture
Apartment living has not historically been common in Hargeisa. The city’s residential development has been dominated by villas and townhouses — standalone or gated community models that reflect both cultural preference and the availability of land. What is changing, gradually, is the pressure on that model. Land prices in Hargeisa have risen consistently over the past five years. The urban population has grown and the diaspora is returning in greater numbers. A generation of young Somaliland professionals working in the city increasingly wants something they can own, manage easily and leave securely when they travel – which is precisely what a modern apartment block offers.
Masalaha Luxury Apartments is the clearest expression yet of that shift. Whether it marks the beginning of a broader apartment development trend in Hargeisa is a question the market will answer over the next few years. The conditions, however, are in place.
